  3. Hello, I am in the process of purchasing a 1 bed flat in Ward Royal & have just tried to get some information from ABRI – mainly about replacing windows & doors & undertaking renovations. I called the number & got through to someone – eventually. They were very unhelpful, vague, & weren’t generally interested (I think because I’m not going to be a rental customer).
    Can anyone give me a steer on ABRI, are they actively managing Ward Royal? Is there someone who is better placed to tell me about the practicalities of doing a renovation, permissions, restrictions, or permission for a skip etc?

    1. For renovations, you need to get a permissions form from Abri, and provide £60.

      Windows are the responsibility of Abri, who should replace them for free, after assessment.

      They are usually helpful and should respond to such requests.

        Also today I recieved a letter from my solicitor, who says this:

        “Within the replies to management information provided by the landlord, it is noted that the following works will be upcoming to the building:-

        Active QLTA for roof replacement – no schedule 3 has been served yet.
        Asbestos removal and CCTV works – on hold.

        The landlord has further noted that there is no reserve fund held for this building. Therefore, once estimates have been obtained for these works and a contractor picked, you as the leaseholder will be required to contribute towards the costs of the works required to the building.”

        Does anyone have any idea how much the cost to leaseholders might be in the region of?
